The next mattress I would like to share with you is the AS3 by Amerisleep. If you ever have guests suffering from back pain, they should be very happy sleeping on this mattress. When looking for the best mattress for rental property or Airbnb, it soon becomes clear that the market is full of options. And choosing one may feel like a real challenge.

That being said, it’s much easier to pick a suitable bed for Airbnb or rental property after learning about common mattress types and their peculiarities. So, here are the most popular options: 

  • Memory foam. These mattresses have a slow-moving, hugging feel. They excel at pressure relief and can be incredibly comfortable. At the same time, memory foam isn’t everyone’s cup of tea. Some people say it feels too restricting and overly warm. Such mattresses can be a good option for people who want a good value, as foam is relatively durable and usually doesn’t cost that much. As for overheating, vacation rental owners can pick models that use cooling gel or have an open-cell design. Such memory foam mattresses typically sleep cooler. 
  • Polyurethane foam. Polyfoam has a more resilient feel than memory foam, so it’s not that restricting. Such mattresses are also cheaper. At the same time, this type is generally less durable than memory foam, making it less than ideal for vacation property owners who don’t want to get a new mattress every few years. 
  • Latex. Latex mattresses are expensive, but they are also extremely durable. This material is springy and doesn’t restrict movement. At the same time, latex is adaptive (similarly to foam) and does an excellent job of reducing pressure build-up. Vacation rental owners should keep in mind that some people are allergic to latex. However, reactions to natural latex mattresses are very rare.

That’s why owners should pay attention to the mattress materials when shopping. Denser foams are more durable and have a higher PCF rating. If the mattress uses coils for support, they should be thick (a lower gauge number would signify that). As an alternative, rental property owners can pick among the top mattresses for heavier people that use extra-sturdy materials and can boast of impressive durability. 
  • Firmness. Choosing the right firmness can be challenging, as each person has their own idea of the best mattress firmness. The best mattress for a vacation rental has to accommodate a wide range of sleepers, so it’s better to choose among medium or medium-firm models. 
  • Size. The most popular size for Airbnb and vacation rental mattresses is Queen. It’s spacious enough to accommodate most couples and can offer plenty of extra room for solo sleepers. Yes, Twin and Full mattresses are cheaper, but they are too small for partnered sleepers (a Full mattress might accommodate two petite sleepers, but they won’t be super comfortable). The mattress size might also depend on the property. If it’s a large, luxurious cottage, owners might splurge and buy a King or even an Alaskan Kind bed that would accommodate couples with kids or pets. And if it’s a small Airbnb apartment, a Queen mattress should be more than enough. 
  • Price. The best mattress for rental property or Airbnb doesn’t necessarily have to withstand 20 years of use. After all, it will have to deal with a changing stream of sleepers that would use it for a few nights. In this case, owners can opt for a reasonably priced model. There are great mattresses below $1,000 and slightly more high-end options that cost around $1,500.

At the same time, vacation rental owners should remember that mattress warranties don’t usually cover accidental spills or physical damage. While the mattress market is abundant, vacation rental owners should stay away from certain bed categories. They include:

  • Waterbeds. While waterbeds do an amazing job of reducing pressure (2), they aren’t everyone’s cup of tea. Waterbeds may feel strange due to their bounciness and “wobbly” feel. Additionally, waterbeds are much easier to damage than regular mattresses. This could mean extra expenses for vacation rental owners. 
  • Air mattresses. These mattresses are easy to puncture. Additionally, they are far from comfortable, which is likely to disappoint most guests. 
  • Smart beds. Mattresses with built-in sensors and adjustable features may seem cool, but they can be very complicated. It’s also safe to assume that most guests aren’t familiar with the technology, which can simply cause a headache instead of restful sleep when trying to figure out the settings. Plus, smart beds tend to be very expensive. And with the accompanying challenges, they aren’t really worth the price.
  • Futons/overly thin mattresses. Such mattresses aren’t likely to provide the needed support or pressure relief for sleepers. This means guests won’t feel very comfortable, and their disappointment can lead to negative reviews and may affect the owner’s reputation.
