  • quality construction with premium materials for increased durability;
  • cool-to-the-touch cover to achieve an enhanced cooling effect;
  • minimal bounce and motion transfer, excellent for couples.

The Nectar is my Editor’s Choice for the best mattresses for vacation rentals and Airbnb due to its high-quality materials, competitive price, and comfort. The Nectar is well-made, with top-notch materials and quality construction to the last detail. At the same time, this mattress is competitively priced (over $200 cheaper than the Puffy when the latter is one sale). Therefore, it can be an excellent investment for any vacation property owner.

I also appreciate how comfortable the Nectar is. This model offers pinpoint pressure relief by cradling each curve of the body. At the same time, this is a medium-firm mattress. Therefore, it doesn’t feel too restricting and should satisfy an extensive range of sleepers.

Best Affordable Luxury – Cocoon Chill Hybrid

Cocoon Chill Hybrid

  • Cheaper than other competitive luxury hybrid mattresses on the market, ideal for renters looking for inexpensive, high-quality products
  • Wrapped in a cooling cover made of phase change materials for breathability and moisture wicking function
  • Spring core provides some bounciness, support, and durability

The room made available for Airbnb vacation rentals must be as comfortable as possible so guests can get a hotel-quality stay (or near that), give you a great review, and come back. So, among others, those in this business needs a luxury sleep product which is where the Cocoon Chill Hybrid can come in. One of the main reasons this is a popular luxury mattress is its affordability. For hosts who want to offer a comfortable bedroom without hurting their pockets, the Chill Hybrid sells for a price below the average for luxury hybrid mattresses made in the USA.

Cocoon Chill Hybrid is a mattress with three construction elements that ensure overall sleep comfort and support, as well as durability. The top consists of a cooling cover made of phase change material designed to trap body heat. The mattress feels cool on my body, and I didn't feel sweaty or warm. So I think it's an option for hot sleepers who want a mattress with a breathable top cover that wicks moisture away and thermoregulates the sleeper.

Then just beneath the cover is a soft memory foam layer that will conform to the body. Following the memory foam is a core structure which is the highlight of this mattress. The core consists of springs encased in fabric materials. I think this contributes to why the mattress smoothly maintains its responsiveness without hearing any squeaky springy noise. Finally, this construction would be ideal for heavy sleepers who want a long-lasting mattress that can handle their weight.

Best for Couples — Puffy Mattress

Puffy Mattress

  • zippered, stain-resistant cover for fuss-free cleaning;
  • medium, accommodating feel that will appeal to a wide range of sleepers;
  • excellent quality, offering great value for money.

The Puffy is my best mattress for couples for Airbnb rentals due to its layers of high-density, slow-adapting foam that can isolate motion, keeping you and your partner from waking up due to each other’s movements. This is an all-foam model that has a cradling feel. It adjusts to the body’s curves, offering optimal support for each section and making the pressure redistribute evenly. I, for one, tested the Puffy in all sleep positions and felt almost weightless every time.

Another cool thing that makes the Puffy mattress suited for Airbnb and vacation rentals is the cover. First of all, it’s removable. This means you can wash it regularly, keeping the bed fresh and allergen-free for your guests. Additionally, the cover material doesn’t absorb stains and dirt that well. Again, this makes the Puffy much easier to clean than many other competitors.

  • feels firmer in the middle to ensure proper spinal alignment;
  • close conforming without feeling overly hugging, great for combination sleepers;
  • extra-stretchy cover to adapt to the sleeper’s curves without leaving indentations afterward.

Looking for the best mattress for a short-term rental? Then this model might be your perfect match. The Zoma comes with a very attractive price tag but doesn’t sacrifice the quality. It has a sturdy feel and would be ideal for short-term rentals with constantly changing guests.

Another reason why the Zoma is the best mattress for short-term rentals is its cover. The material is quite stretchy and adaptive. As a result, the cover can adjust to different sleeping styles without stretching out and developing unattractive indentations. It can also handle different weight categories, returning to its original shape after each new sleeper.

  • cooling top layer to minimize night sweats;
  • offers targeted pressure relief and has a pleasantly squishy feel;
  • convoluted transition layer for increased airflow and to prevent moisture build-up and mold.

The next mattress I would like to share with you is the AS3 by Amerisleep. If you ever have guests suffering from back pain, they should be very happy sleeping on this mattress. The AS3 is adaptive and delivers optimal support to keep the back neutral and pressure-free. Additionally, it has a zoned transition layer, which only enhances the effect. I, for one, tested the AS3 after straining my lower back. Luckily, I felt relief after only a few nights.

This model by Amerisleep also has a pretty balanced feel for an all-foam mattress. I felt gently cradled, but the hug wasn’t deep enough to make me feel stuck. That’s why I believe the AS3 will appeal to a wide range of sleepers, even people who don’t typically use memory foam mattresses at home.

  • strong edges, offering reliable support around the perimeter and more sleeping space;
  • top-notch materials to offer durability in use;
  • breathable Tencel cover that feels cool to the touch and aids thermoregulation.

If you want to get a hybrid mattress for your vacation rental property, the WinkBed is your guy. This mattress can boast of impressive quality, so it should easily handle the constant flow of guests. I even tested the WinkBed by jumping on it, but it didn’t cause any damage. This means the mattress is safe if there will be kids at your rental property.

I also love that the WinkBed doesn’t sleep hot. The mattress is breathable (courtesy of the coils), plus the cover is moisture-wicking and cool to the touch. This means your guests won’t complain about night sweats. I, for one, tested the WinkBed with my AC off. I didn’t notice any unusual temperature fluctuations during the night and felt perfectly comfortable.

Our Methodology - Why I Picked These Mattresses

I always look for a mattress with the best price point while still offering that buttery comfort that your guests will need.

In my review methodology, after looking at prices, I test a mattress for its sinkage, feel and pressure relief by lying on it in different sleeping positions and measuring how much the mattress compresses in the shoulders, torso, and hips. This gives me a good indicator of how comfortable the mattress will be for your guests. I use my hands-on experience and knowledge in the mattress industry to help decide which mattresses suit you best. A few more methodology tips will be shared at the end of the article so you can choose the best mattress for your needs.

How to Choose the Mattress Type for Airbnb and Vacation Rentals

When looking for the best mattress for rental property or Airbnb, it soon becomes clear that the market is full of options. And choosing one may feel like a real challenge.

Mattress Type for Airbnb and Vacation Rentals

That being said, it’s much easier to pick a suitable bed for Airbnb or rental property after learning about common mattress types and their peculiarities. So, here are the most popular options:

  • Memory foam. These mattresses have a slow-moving, hugging feel. They excel at pressure relief and can be incredibly comfortable. At the same time, memory foam isn’t everyone’s cup of tea. Some people say it feels too restricting and overly warm. Such mattresses can be a good option for people who want a good value, as foam is relatively durable and usually doesn’t cost that much. As for overheating, vacation rental owners can pick models that use cooling gel or have an open-cell design. Such memory foam mattresses typically sleep cooler.
  • Polyurethane foam. Polyfoam has a more resilient feel than memory foam, so it’s not that restricting. Such mattresses are also cheaper. At the same time, this type is generally less durable than memory foam, making it less than ideal for vacation property owners who don’t want to get a new mattress every few years.
  • Latex. Latex mattresses are expensive, but they are also extremely durable. This material is springy and doesn’t restrict movement. At the same time, latex is adaptive (similarly to foam) and does an excellent job of reducing pressure build-up. Vacation rental owners should keep in mind that some people are allergic to latex. However, reactions to natural latex mattresses are very rare.
  • Hybrid. Hybrid mattresses combine multiple materials (coils, foam, and sometimes latex) and typically have a balanced feel. That’s why they can appeal to a wide range of sleepers, covering various sleeping styles and weight categories. At the same time, hybrids are typically bulky and heavy. They might be more challenging to clean, especially models that come with non-removable covers.
  • Innerspring. Spring mattresses typically use coils with a thin comfort layer on top. Such mattresses are pretty popular, probably due to their affordability. That being said, spring mattresses typically have the lowest satisfaction ratings (1). They aren’t ideal for pressure alleviation, allow for motion transfer, and tend to develop sags pretty fast (compared to other mattress types). This type can be a good budget-friendly solution, but it’s not very likely to make many guests happy.

Things to Consider When Looking for the Best Mattress for Airbnb and Vacation Rentals

It might be challenging to determine what makes the best mattress for Airbnb and vacation rentals. After all, this mattress will be used by different people and in various circumstances. So, how does one choose the best mattress for rental property that would be worth the money?

hen Looking for the Best Mattress for Airbnb and Vacation Rentals

Here are the main considerations that may help vacation rental owners make the right choice:

  • Durability. The best mattress for rental property has to withstand frequent use, accommodating different body types. That’s why owners should pay attention to the mattress materials when shopping. Denser foams are more durable and have a higher PCF rating. If the mattress uses coils for support, they should be thick (a lower gauge number would signify that). As an alternative, rental property owners can pick among the top mattresses for heavier people that use extra-sturdy materials and can boast of impressive durability.
  • Firmness. Choosing the right firmness can be challenging, as each person has their own idea of the best mattress firmness. The best mattress for a vacation rental has to accommodate a wide range of sleepers, so it’s better to choose among medium or medium-firm models.
  • Size. The most popular size for Airbnb and vacation rental mattresses is Queen. It’s spacious enough to accommodate most couples and can offer plenty of extra room for solo sleepers. Yes, Twin and Full mattresses are cheaper, but they are too small for partnered sleepers (a Full mattress might accommodate two petite sleepers, but they won’t be super comfortable). The mattress size might also depend on the property. If it’s a large, luxurious cottage, owners might splurge and buy a King or even an Alaskan Kind bed that would accommodate couples with kids or pets. And if it’s a small Airbnb apartment, a Queen mattress should be more than enough.
  • Price. The best mattress for rental property or Airbnb doesn’t necessarily have to withstand 20 years of use. After all, it will have to deal with a changing stream of sleepers that would use it for a few nights. In this case, owners can opt for a reasonably priced model. There are great mattresses below $1,000 and slightly more high-end options that cost around $1,500.
  • Warranty. It will offer protection against defects, which are very likely to pop up when the mattress is used by new people every few days. The warranty coverage can also be a good indication of the mattress’s quality. Well-made models typically have extended warranties. At the same time, vacation rental owners should remember that mattress warranties don’t usually cover accidental spills or physical damage. That’s why they might want to buy a mattress protector to go with their best mattress for a vacation rental.
  • Ease of cleaning. When looking for beds for Airbnb and other rental types, shoppers usually want something that’s easy to clean. After all, all people are different, and some guests might not treat the mattress with much care. Now, most models can be spot-cleaned, but it’s better to invest in a mattress that has a removable cover. It will allow rental owners to wash it regularly and without that much effort.

Other Factors to Keep in Mind

The best mattress for a vacation rental does not necessarily have to come with tons of bells and whistles.

That being said, if owners want to go one step further and find a truly perfect solution for their property, they might want to consider several additional factors:

  • Rental property type. This aspect may affect the size of the mattress and the budget one might be ready to allocate. For example, large vacation homes usually call for bigger mattresses to make the bedroom look more harmonious. There are also smaller apartments, compact multi-family buildings, and even RVs that allow owners to choose among smaller and more affordable mattresses. For instance, here’s the list of high-quality RV mattresses that can withstand frequent use in such rental properties as trailers.
  • Temperature regulation. If rental owners want their guests to feel extra comfortable, they might want to look for a cooling mattress. Such models include hybrid, latex, and foam mattresses that are infused with cooling gel or have an open-cell (breathable) construction.
  • Edge support. This aspect might come in handy if a rental owner wants to buy a mattress for couples. Strong edges offer sturdy support across the perimeter and, thus, create more sleeping space for two people. Usually, hybrid and innerspring mattresses can boast of the highest edge support levels.
  • Universal comfort. When searching for a good bed for Airbnb and vacation rentals, it’s crucial to remember that people may have diverse preferences. That’s why it’s better to play it safe and avoid overly plush or incredibly firm mattresses, unconventional materials, or mattress designs that might seem weird to some guests.

Mattresses to Avoid When Searching for Beds for Airbnb and Other Rentals

While the mattress market is abundant, vacation rental owners should stay away from certain bed categories. They include:

  • Waterbeds. While waterbeds do an amazing job of reducing pressure (2), they aren’t everyone’s cup of tea. Waterbeds may feel strange due to their bounciness and “wobbly” feel. Additionally, waterbeds are much easier to damage than regular mattresses. This could mean extra expenses for vacation rental owners.
  • Air mattresses. These mattresses are easy to puncture. Additionally, they are far from comfortable, which is likely to disappoint most guests.
  • Smart beds. Mattresses with built-in sensors and adjustable features may seem cool, but they can be very complicated. It’s also safe to assume that most guests aren’t familiar with the technology, which can simply cause a headache instead of restful sleep when trying to figure out the settings. Plus, smart beds tend to be very expensive. And with the accompanying challenges, they aren’t really worth the price.
  • Futons/overly thin mattresses. Such mattresses aren’t likely to provide the needed support or pressure relief for sleepers. This means guests won’t feel very comfortable, and their disappointment can lead to negative reviews and may affect the owner’s reputation.

What is the most durable mattress type to use for a vacation rental property?

Latex mattresses are considered the most durable vacation rental property. Many of them can last for 20 years and more without losing their supportive properties or developing sags. However, they are more expensive than memory foam mattresses.

How often should I replace my Airbnb mattress?

Airbnb owners should replace their mattresses every 6-8 years. That’s the average lifespan of a mattress used daily under normal conditions. However, the replacement frequency would also depend on the mattress type. Thus, innerspring models typically have the shortest lifespan. Foam and hybrid mattresses share second place. And latex models are the most durable.

Wrapping Up

One mattress can’t fit all, but there are many models that would appeal to an impressive range of sleepers. Vacation rental owners should simply choose something that’s quality-made, pressure-relieving, and doesn’t go to extremes (not too firm and not overly plush). It’s also crucial to get a mattress that won’t be a pain to clean. After all, some guests might be messier than others.

In my opinion, the Nectar mattress is the best mattress for Airbnb and vacation rentals due to the value it provides you in the quality of materials, its cradling comfort foam, and its competitive price.
